Clapton Tram Depot to become creative hub

Clapton Tram Depot, a significant Victorian structure, is being transformed into a creative district. Gilini Group, a London-based property firm, is leading the refurbishment of the site, which originally served horse-drawn trams in the 1870s. The redevelopment plans include 34 units designated for creative businesses such as furniture makers, photographers, manufacturers, and artists. Additionally, five family residences are part of the scheme, alongside new outdoor spaces including a public courtyard and an upper terrace.

The project aims to retain and highlight the depot's historical features. Gilini Group has stated its intention to preserve the original shed structures and double-height industrial spaces, as well as reinstate tram-track detailing. The existing BLOK gym and a café-deli currently operating at the depot are expected to remain as part of the new development.

Constructed in the 1870s, the Clapton Tram Depot was initially used for horse-drawn trams connecting Clapton with Aldgate and Moorgate. The facility included stables on the upper floor for horses and the ground floor housed tram tracks and washing areas. Following the cessation of horse-drawn tram services in 1907, the site has seen various uses, including a bus station and premises for tradespeople like carpenters and mechanics. In the 1980s and 1990s, it became a centre for artists, though these tenants were relocated in 2014 due to a redevelopment project that subsequently stalled.

Campaigners have previously taken action to protect the depot. Since 2008, two separate proposals for demolition, which aimed to replace the site with flats and offices, have been successfully opposed.
