Magnolia Apartments launch in Hendon with 59 flats from £350,000

Barratt London has opened sales for 59 new flats at its Hendon Waterside development in West Hendon. The Magnolia Apartments, the latest phase of the £9.6bn regeneration scheme, include one-, two-, and three-bedroom units priced from £350,000. Completion is expected in 2026.

The development sits on the site of a former industrial estate, designated for regeneration by Barnet Council in 2013. Once completed, Hendon Waterside will provide more than 2,000 homes, including affordable housing, a new primary school, a community centre, and a commercial hub.

Design and amenities

The Magnolia Apartments are the tallest building in Parkside Square, offering views of the Welsh Harp Reservoir and the surrounding nature reserve. Each flat is designed to maximise natural light, with private outdoor space available in some units.

Residents will have access to two private rooftop terraces, landscaped gardens, and an Enterprise Car Club on the ground floor. An NHS walk-in centre is planned for the site, alongside cafes and retail units. More than 170 hectares of green space surround the development.

Transport and pricing

The development is a seven-minute walk from Hendon Station, which provides Thameslink services to central London in under 20 minutes. Hendon Central Underground Station, on the Northern line, is also nearby.

Antoniazzi added that the off-plan launch allows buyers to secure homes at competitive prices. The development is targeting first-time buyers, young professionals, and those looking to upsize. Energy efficiency was cited as a key factor for 60% of new-build buyers, according to research by Knight Frank.

What happens next

Sales for the Magnolia Apartments are now open. Construction is expected to complete in 2026. Barnet Council has not yet confirmed a timeline for the new school or NHS walk-in centre, both of which are part of the wider regeneration plan.
