Barnet house prices are falling while England’s are rising

The official measure of house prices is the UK House Price Index, built from Land Registry data. It runs about two months behind, so the latest figures cover May 2026.

The Barnet average across all property types was £590,583, down 4.3% over the year. Detached homes averaged £1,540,509, semi-detached £831,097, terraced £623,216, and flats and maisonettes £368,845. First-time buyers paid an average of £463,534.

The comparison is the story. England as a whole rose 2.3% over the year to May 2026, to an average of £292,095. London fell 3.7%, to £544,814. Barnet fell further than London, at 4.3%.

Barnet remains well above both averages in cash terms — a Barnet home costs roughly twice the England average — but the direction of travel is the opposite of the country’s.

Fewer sales, too

Volumes have come down markedly. The most recent published figure is 172 sales in March 2026, against 240 in May 2025. Fewer transactions also make the price figures less stable, because each sale carries more weight in the average.

What the index actually measures

One caveat that matters when reading any local house price figure. The index average is not the mean of what sold; it is the output of a statistical model that adjusts for the mix of property types, so it estimates what a typical home is worth rather than what people paid.

Recent months are also provisional, based on around 40% of transactions, and local authority figures are more volatile than national ones. A single month’s movement in one borough should not be read as a trend. The June figures publish on 19 August.
