78 Homes to Become 100% Social Housing

From the archive. This story was written up on 29 July 2026 from reporting first published on 20 July 2026, which is the date shown above. We took up the back catalogue of the local titles we read when this site launched, so the events are older than the page.

Metropolitan Thames Valley Housing (MTVH) is set to acquire all 78 newly-built homes at 100 Church Street, a site formerly occupied by technology firm Metaswitch. The housing association confirmed its agreement with developer HPJ 11 Developments to purchase the entire development, which will be converted into 100% social housing. Funding for the acquisition has been provided by the Greater London Authority (GLA), as reported by the Enfield Dispatch.

Shift from Previous Affordable Housing Plans

This move represents a significant change from the site's earlier redevelopment proposals. A plan submitted in 2021 for the Church Street location initially suggested only 9% affordable housing, falling short of the council's 40% target. Although this was rejected, a subsequent planning committee granted approval for an increase to 11.5% affordable units. The current acquisition by MTVH ensures all properties will be designated for social rent.

Joining the register is not the same as being housed, and the most useful thing you can do if eviction is coming is act before it happens.

Context of Housing Funding

The purchase by MTVH comes at a time when additional funding is available for affordable housing initiatives. The Labour government has introduced the Social and Affordable Homes Programme 2026-2036, with supplementary funds allocated to the GLA. This additional financial support is being channelled to housing associations like MTVH, facilitating such acquisitions. The Enfield Dispatch noted that developers have previously faced challenges in selling affordable housing allocations, with some housing associations experiencing financial difficulties.

In line with our commitment to providing much-needed affordable housing in London, we are finalising contracts to acquire the development at 100 Church Street. This planned development will provide 100% social rent properties.
