Green space is the obvious one. Trent Park, Hadley Common, Totteridge Fields and the Dollis Valley Greenwalk give the borough a quantity of accessible open land that inner London simply cannot offer, and it is ordinary here rather than exceptional.

Schools are the second. Barnet consistently performs well at both primary and secondary level, and the borough retains selective grammar schools. Families move here for that, which in turn sustains the family character of much of the housing stock.

On crime, Barnet records lower rates than the London average across most categories. That is a comparative statement rather than a claim that nowhere has problems, and the picture differs markedly between town centres and residential streets.

The case against

The commute is the honest drawback. High Barnet to the City is a long ride on a line that is crowded from the moment it goes underground, and the borough’s eastern and western edges are poorly served by rail — bus journeys across the borough can take longer than journeys into central London.

Cost is the other. Barnet is not cheap. It is cheaper than Camden or Islington, but the family houses that make it attractive are priced accordingly, and the school catchment premium is real and well understood by the market.

Which part of Barnet

High Barnet and Totteridge sit at the northern end: a genuine market town, older housing, the most space, and the longest journey in. Suited to people whose lives are not centred on central London five days a week.

Finchley and Whetstone occupy the middle ground, with strong high streets, a good spread of schools, and a Northern line journey that is manageable. This is where much of the borough’s family life happens.

Golders Green and Hendon are closer in, more urban, more mixed, and home to long-established Jewish communities with the infrastructure that comes with them. Faster into town, less green, more life on the street.

Colindale is the borough’s growth area, with large-scale new build around the station. Newer stock, lower entry prices than the older centres, and an area still visibly under construction.

Who it suits

Barnet suits households who want space, schools and green surroundings inside the London boundary, and who will accept a longer commute for them. It suits people less well if they want a short journey to central London, a dense evening economy on the doorstep, or the lowest possible housing cost.

The most useful test is a practical one: make the journey you would actually make, at the time you would actually make it, before you commit to a postcode.
